What Detra is
Detra Realty and Infrastructure is a residential developer based in Pune. It builds in India, and it sells to owners who live in India and abroad.
The company exists to build what outlives its first owner. That is not a slogan we arrived at afterwards. It is the sentence that settles arguments internally, about specification, about margin, and about whether something is good enough to hand over.
Detra does not compete on amenity lists, and it does not compete on the size of its portfolio. It competes on the one thing a buyer cannot verify from a brochure: that the specification agreed on the day of booking is the specification handed over on the day of possession.
The first Detra residences are in planning in Pune. Any project will be registered with MahaRERA before a single residence is offered, and the registration number will be published on this site.
What the standard covers
A standard that only covers what is visible is a finish, not a standard. Detra fixes four things before a project begins, and the document that records them does not get reopened to protect a margin.

Structure
The frame, the grid and the load design. Decided for service life rather than for the cheapest compliant option, because it is the one thing nobody can change later.

Facade and envelope
Glazing, cladding, waterproofing and thermal performance. The parts that decide how a building looks in year twenty, not on handover day.

Services
Water, power, drainage, lifts and backup. Sized for the building as it will be lived in, with access designed for maintenance rather than hidden behind finishes.

Finishes and fit-out
Named products, named grades, in writing. Chosen for how they age rather than how they photograph, and substituted only upwards.
I want someone to open a Detra door in twenty years and find it still closes properly.

Detra is one of ten businesses in the group. The others are operating companies with their own revenue, which is the part that matters commercially rather than as a credential.
It means Detra is not a single-project developer funding one tower with the bookings from the next. A developer under that kind of pressure cuts specification, and the buyer is the one who finds out.
